Background

The Grandscape Masterplan creates a office, hotel, and retail destination adjacent to the Nebraska Furniture Mart and Grandscape shopping village. This site holds a critical position, becoming a bridge between the shopping destinations of Grandscape on the west with the historic legacy of the corporate headquarters to the east. The masterplan studies the potential for up to 1,000,000 square feet of Class-A office space, a 175-key hotel, and opportunities for retail and dining.

Design Solution

The design of the project breaks the site down into a series of “programmatic strips” which are oriented for better solar performance and for views to office towers. The strips also help to break down the phasing strategy for the project, allowing for buildings to come online later without disrupting parts of the project already constructed. Utilizing the the natural slope of the terrain, the project terraces down from it’s high-point on the east of the site, opening up to a large contiguous greenspace that blends into the ground floor of the buildings. The unique shifting of the building mass and it’s relationship to the greenspace creates several pocket-park opportunities that create intimate pedestrian-scaled outdoor dining and recreational spaces.
